1. About these Terms

Colivioo is a platform for finding rooms, roommates and coliving homes, and for the people and businesses who rent them out. It is operated by Bontal LLC (“Bontal”, “we”, “us”), a limited liability company organised in the State of New Mexico, USA. These Terms of Service are a legal agreement between you and Bontal for the Colivioo website, the Colivioo apps for iPhone, iPad, Mac and Android, the Colivioo Telegram Mini App, and the related services (together, “Colivioo”).

These Terms include, and you also agree to, our Subscription and Billing Terms and our Community Guidelines. Our Privacy Policy explains how we handle personal data. Each document has a version number and a date it takes effect, and every earlier version stays available so you can see exactly what you agreed to.

By creating an account, or by using Colivioo without one, you agree to these Terms. If you do not agree, do not use Colivioo.

2. Who can use Colivioo

  • You must be at least 18 years old.
  • You must be able to enter into a binding contract, and not be barred from using Colivioo under any law that applies to you.
  • If you use Colivioo for a company, you confirm you are allowed to accept these Terms for it, and the company is bound by them too.
  • You may not use Colivioo if we have closed an earlier account of yours for breaking these Terms, unless we agree in writing.

3. Your account

  • Give us accurate information and keep it up to date. Use your real name on your profile.
  • Keep one personal account. Do not share it, sell it or let anyone else use it.
  • Keep your password and the devices you sign in on secure. Tell us straight away at [email protected] if you think someone else has access to your account. You are responsible for what happens on your account until you tell us.
  • You can close your account at any time in Settings. Your account switches off at once and is closed for good after a 30-day grace period, as the Privacy Policy explains.

4. What Colivioo is, and is not

Colivioo is a meeting place. We are not a landlord, tenant, property agent, estate agency or broker, and we are not a party to any tenancy, licence, sale or other agreement you make with another member. We do not own, inspect, manage or guarantee any room, property or item listed on Colivioo, and we do not collect rent, deposits or payments between members.

You are responsible for deciding who you deal with. Visit a room before paying anything, read any agreement before signing it, and never pay a deposit to someone you have not verified. Our verification badges, star ratings and safety warnings are there to help you decide, not to decide for you.

5. Listings and hosting

If you list a room or property, you promise that:

  • you own it, or you have the owner’s written permission or a legal right to rent it out;
  • the listing is accurate, the photos are of that place, and the price, fees and deposit shown are what you will actually charge;
  • renting it out follows every rule that applies, including the minimum stay and occupancy limits set by Singapore’s Urban Redevelopment Authority (URA) and Housing and Development Board (HDB), your tenancy or management agreement, and any licence your property needs;
  • if you are a property salesperson, you are registered with the Council for Estate Agencies (CEA) and follow its rules, including showing your registration details where required.

Listings on the Free plan are reviewed before they go live. Listings on a paid plan go live straight away and may be reviewed later. We may ask for proof of ownership or permission, and we may edit a listing to correct its category or location, hide it, or remove it if it breaks these Terms or the law.

6. Roommates, messages and reviews

  • Roommate profiles, likes and matches are for finding people to live with. A match lets you message each other; it is not a promise to live together.
  • Messages are private between the people in a conversation, but they are not end-to-end encrypted. We may screen them automatically to warn about likely scams, and review them when someone reports a conversation or when the law requires.
  • You can review a landlord you rented from, a renter you accepted, or a roommate you matched with. Reviews must be honest and about your own experience. The public sees only the overall star rating and the number of reviews; the written review is shown only to the person it is about.
  • You can report or block any member wherever they appear. Blocking is reversible in Settings.

7. Marketplace

The Marketplace lets members buy and sell household items between themselves. The seller, not Bontal, is responsible for the item, its description, its condition and delivery. We do not handle payment for Marketplace items. Do not list anything the Community Guidelines or the law prohibit.

9. Verification badges

A “Contact verified” badge means the member confirmed an email address and a phone number. An “ID verified” badge means a government ID was matched to a live selfie by our verification provider, Didit, as the ID Verification Notice describes. A property badge means we reviewed the documents or visit described on our Trust and verification page.

Badges confirm those checks only. They do not vouch for anyone’s character, finances or intentions, or for the condition or legality of a listing, and a badge can lapse or be removed.

10. Automated assistance

Some of Colivioo’s own features use automated analysis of text, including our assistant Jev: warnings under messages that look like rental scams, suggestions when you fill in a form, and tools that help operators sort enquiries. These features only advise. They never send a message, change a record, rank search results, decide an application or remove content on their own; a person makes those decisions. Automated suggestions can be wrong, so check them before you rely on them.

You can also connect an AI assistant made by another company, such as ChatGPT or Claude, to your account. After you approve it on our consent screen, it can do the things listed there for you, like applying for a room or sending a message, when you ask it to. What it does with that access counts as done by you, so check what it is about to do. The assistant is not part of Colivioo: its provider’s terms apply to it, and we are not responsible for what it says or gets wrong. It cannot pay for anything, change your settings or close your account. You can disconnect it at any time in Settings. The Privacy Policy explains what it receives.

11. Business and operator accounts

Operators, agents and companies can use the company portal to manage properties, enquiries, residents, tenancies, invoices, maintenance and hotel reservations. If you use it:

  • you are responsible for the people you invite, the roles you give them, and everything done in your company account;
  • you decide why and how your residents’ and guests’ personal data is used, so you are responsible for it under data protection law, and we process it for you only to run the portal. You must give them the notices and get the consents the law requires. We will sign a data processing agreement on request to [email protected];
  • documents, invoices and messages you send through the portal are yours, and you are responsible for their contents and for any legal requirements that apply to them, such as tenancy, tax and consumer laws.

12. Your content

You keep ownership of what you post: listings, photos, profiles, messages and reviews. You give Bontal a worldwide, non-exclusive, royalty-free licence to host, store, copy, display, adapt (for example resize or crop) and share that content to run, improve and promote Colivioo, including showing listings in search results, recommendations and on other websites that link to Colivioo. The licence ends when you delete the content or your account, except where others have already been shared it (for example messages you sent), where we must keep it by law, or where it is in backups that are deleted on their normal schedule.

You promise you have the right to post what you post, and that it does not break anyone’s rights or the law. Do not post other people’s photos, documents or personal details without their permission.

13. Rules you agree to follow

Follow the Community Guidelines. In particular, do not:

  • post fake, misleading or duplicate listings or profiles;
  • scam, defraud or pressure anyone, including asking for payment before a viewing or outside a written agreement;
  • harass, threaten, discriminate against or abuse anyone;
  • collect other members’ data, scrape Colivioo, or use bots or automated tools to access it without our written permission (an AI assistant you connect through Colivioo’s own consent screen, as section 10 describes, has that permission);
  • try to get around a limit, a block, a ban or a paid feature, or interfere with Colivioo’s security or operation;
  • use Colivioo to send spam, advertise unrelated services or recruit members away from it;
  • break any law, or help someone else break one.

14. Other companies' services

Colivioo relies on other companies for some features, including maps and travel times (OneMap from the Singapore Land Authority, OpenStreetMap, Google Maps and Apple Maps), payments (Stripe, the App Store and Google Play), sign-in (Google, Apple and Telegram) and ID checks (Didit). Using those features may also be subject to those companies’ terms. They are listed, with what they do, on our Service Providers page. Travel times, fares and map data are estimates from those providers and may be wrong or out of date.

15. Moderation, suspension and closing accounts

To keep Colivioo safe we may, at our discretion and with or without notice where the law allows: remove or hide content; limit features; suspend or close an account; or refuse service, if we reasonably believe someone has broken these Terms, the Community Guidelines or the law, or put other people at risk. Where we can, we will tell you what happened and why, and you can ask us to look again by writing to [email protected].

If we close an account for a serious or repeated breach, any paid plan or Spotlight on it ends without a refund, except where the law requires one. You can stop using Colivioo and close your account at any time.

16. Disclaimers

We work hard to keep Colivioo running and accurate, but we provide it “as is” and “as available”. To the extent the law allows, we do not promise that it will always be available, free of errors or secure, or that any listing, member, review, travel time or other information on it is accurate, and we are not responsible for what members do, say or offer. Nothing in these Terms limits rights you have under consumer protection laws that cannot be excluded, including the Consumer Protection (Fair Trading) Act of Singapore.

17. Limits on our liability

To the extent the law allows:

  • Bontal is not liable for indirect or consequential loss, lost profits, lost data, or loss caused by another member, a listing or a transaction between members;
  • Bontal’s total liability to you for all claims about Colivioo is limited to the greater of the amount you paid us in the 12 months before the claim arose and S$100.

These limits do not apply to death or personal injury caused by our negligence, to fraud, or to anything else the law does not allow us to limit.

18. Your responsibility to us

If someone brings a claim against Bontal because of content you posted, a deal you made with another member, or your breach of these Terms or the law, you will cover Bontal’s reasonable costs and losses from that claim, to the extent the law allows.

19. Changes to Colivioo and these Terms

Colivioo changes over time. We may add, change or remove features, and we will give reasonable notice before removing something you pay for.

When we change these Terms we publish a new version with its own number and date, and keep every earlier version available in our Legal centre. We never rewrite a version that has already been published. For a material change, we tell you before it takes effect and ask you to accept the new version before you continue using Colivioo; if you do not accept it, you can close your account. Minor changes, such as clearer wording or new contact details, take effect when published and we show a notice.

20. Governing law and disputes

These Terms are governed by the laws of Singapore. If you have a problem, please contact us first at [email protected] and we will try to resolve it within 30 days. If we cannot, the courts of Singapore have exclusive jurisdiction, except that you may bring a claim in the courts where you live if the law of that place gives you that right, and nothing here removes protections that the law of the country where you live gives consumers.

21. If you use our iPhone or Android app

  • These Terms are between you and Bontal, not Apple or Google. Bontal, not Apple or Google, is responsible for the app and its content, and for handling any claims about it, including product liability, legal or regulatory claims and claims that it infringes someone’s intellectual property.
  • Apple and Google have no obligation to provide maintenance or support for the app. If the iPhone app fails to meet any warranty that applies, you may tell Apple and Apple will refund its purchase price, if any; Apple has no other warranty obligation for it.
  • You confirm you are not in a country subject to a United States government embargo or listed as a terrorist-supporting country, and you are not on any United States list of prohibited or restricted parties.
  • Apple and its subsidiaries are third-party beneficiaries of these Terms and may enforce them against you as users of the iPhone, iPad and Mac apps. Your use of the apps is also subject to the Apple Media Services Terms or the Google Play Terms of Service.

22. General

  • These Terms, with the documents they include, are the whole agreement between you and Bontal about Colivioo.
  • If part of them cannot be enforced, the rest still applies. If we do not enforce a right straight away, we have not given it up.
  • You may not transfer these Terms to someone else. We may transfer them to a company that takes over Colivioo, and we will tell you if we do.
  • Except for Apple as described above, no one else has rights under these Terms, including under the Contracts (Rights of Third Parties) Act 2001 of Singapore.
  • We are not liable for delays caused by events beyond our reasonable control.
